What date is used for a Property Valuation?

The valuation date for a Property Valuation is the date of death. Revenue requires the open-market value of the property as at that specific date — not the current market value and not the sale price. We confirm the date of death with you at the time of ordering.

Does the condition of the property affect the Property Valuation?

No. The fee is the same regardless of property condition. Vacant, derelict, or part-renovated properties are valued regularly for Property in Dublin. The valuer will note condition in the report and reflect it in the open-market value as at the date of death.

What if no one can be present at the property for the inspection?

No problem. We regularly arrange access through the solicitor's office, a named key holder, an estate agent, or a key safe. If you let us know the situation when ordering, we will coordinate the access arrangements for you.

Can the fee be invoiced to my solicitor?
